If you are statistics oriented, I may have some information that is of interest to you. I pulled data from the Charlevoix and Emmet County Multiple Listing Service showing year end sales data and have compared it to past years back to 2005. It’s broken down as follows:
Multi Class includes all types of real estate sales including residential, condos, waterfront, multiple family homes, vacant land, commercial and industrial. Virtually anything that has been sold. If you look at this data, it shows that we are selling more units (pieces of property) at higher prices for the second year in a row. These units were on the market longer than in past years.
Residential includes single family homes, multiple family homes, waterfront homes, water access homes, condos on and off the water. In this category, you can see that the number of sales remained about the same as last year, but the average sales price went up for the second consecutive year. These units were also on the market longer than in past years.
Waterfront residential includes only waterfront homes and condos. It does NOT include water access homes or condos. In this category, you can see that there were slightly less sales but at increased prices for the second year in a row. You can also see that they are remaining on the market a shorter period of time than the past two years.
Take a look at the graph below. I’m very encouraged by these statistics and see it as our market turning around.
